The clock is the job
Nobody rings about an end of tenancy clearance because they want the rubbish gone in the abstract. They ring because a check-out is on Friday, or a new tenant moves in on the first, or the deposit dispute is already running.
So the useful answer is a date, given immediately, and it comes from the photos. Send what has been left along with the deadline and you will get both the price and whether that deadline works in the same reply.
For landlords and agents
Two things make the difference at deposit-adjudication time: a clear before-and-after record, and a proper invoice. Photograph the property before we arrive — your own photos, not ours — and ask for the invoice in the name of whoever is making the deduction. A scheme adjudicator will look for evidence that the cost was real and reasonable, and an invoice from a registered waste carrier is exactly that.
For outgoing tenants
If you are the one leaving, clearing it yourself and clearing it properly are two different problems. The council will not take furniture or a mattress in a normal collection, the tip has limits on what a car will hold, and you are likely to be out of the area by the time it matters. One load usually settles it.

Frequently asked questions
Can you work to a check-out date?
That is usually the whole point of the job. Give the date when you send the photos and you will be told straight away whether it can be met — rather than finding out on the morning that it cannot.
Do you need someone to be there?
Not necessarily. Plenty of these are done with a key from the agent or a code, provided it is clear what is going and what is staying. Get that in writing before the day so there is no argument about a sofa that was meant to remain.
Can I have an invoice to deduct from a deposit?
Yes. Landlords and agents deducting clearance costs from a deposit need a proper invoice to evidence it, and a deposit scheme adjudicator will expect to see one. Ask when you book and it will be issued in the business name you need.
Is a tenanted property different from a normal clearance?
Mostly in the paperwork and the pace. The clearing is ordinary; the deadline and the evidence trail are the part that matters, and both are easier if the photos and the date come through together.
