When it follows a bereavement
A good part of this work is clearing a parent’s or a grandparent’s house, and it is rarely urgent in the way other jobs are urgent. What people usually want is for it not to be rushed, and for somebody to stop and ask before anything that looks like it might matter goes in the van.
So the default is room by room, with anything uncertain set to one side rather than loaded. Photographs, paperwork, jewellery and the contents of drawers turn up in every clearance and none of it is ours to make decisions about.
If an executor needs the property empty by a date for a sale or a tenancy to end, say so and it gets planned around that.
Downsizing and moving into care
The other common version is a house that has to be reduced rather than emptied — thirty years of things going into a flat or a room. That tends to happen in stages, and there is no problem doing it as two or three visits rather than one.
What gets left behind
Broom-clean, as a rule. Floors swept, nothing left in the garden, and the bins put back where they were. If the property is going straight onto the market or back into a letting, that matters more than the clearance itself.

Can you clear a property for probate?
Yes, and it is a common reason for the call. Executors usually need the property emptied before it can be marketed, and we can work room by room so anything being kept or valued is set aside rather than loaded.
What if we want to keep or donate some of it?
Tell us before we start and mark it, or point it out on the day. Anything you want kept stays. Items in good condition that you would rather see used again can be set aside for you to pass to a charity shop.
Do you clear lofts, garages and sheds as part of it?
Yes — a full clearance means the outbuildings too, and they are usually where the heaviest and most awkward part of the job actually is. Include them in the photos so the quote covers the whole property.
How long does a full house take?
Most ordinary two and three bedroom houses are a day, sometimes two if the loft and garage are full. You will be told which when you get the price, not when we arrive.
